The cost of a home is primarily driven by three things: size, design, and finishes.

Size refers to the overall square footage of the home. Design includes how complex the house is, such as the foundation type, ceiling heights, roof pitches, rooflines, number of windows, and how “cut up” the floor plan is. A simple rectangular home builds very differently than a home with multiple rooflines, vaulted ceilings, or a raised foundation.

Finishes include the selections and features inside and outside the home, such as flooring, countertops, lighting, plumbing fixtures, cabinets, fireplaces, appliance packages, outdoor kitchens, and other upgrades.

It is also important to understand that price per square foot can be misleading without context. Garages, porches, unfinished bonus rooms, and other unheated spaces still cost money to build, but they are not counted the same way as heated square footage. Smaller homes can also have a higher price-per-foot number because fixed-cost areas like kitchens and bathrooms do not shrink in cost just because the house is smaller.

Rather than starting with only a price-per-foot target, the better approach is to talk through the size, layout, and features you want so we can build a realistic number around your actual home.

For a typical home, we estimate about eight months from the time the foundation is poured.

We specify the timeline starting at the foundation stage because the early phases of construction are very dependent on weather conditions. Rain and site conditions can slow progress during the foundation stage.

Once the foundation is complete, weather still plays a role but usually does not impact the schedule as significantly. In many cases we finish sooner than eight months, but we prefer to give a realistic time frame rather than promise something faster.

The first step is deciding on the location or lot where the home will be built. The property affects many aspects of the project including design, utilities, site work, and financing.

Once the location is determined, the next step is developing a rough house plan so we can provide a ballpark estimate of the project cost.

We offer two general levels of customization.

The first option is what we call a customizable spec home or limited custom home. These homes allow homeowners to make selections within our established allowances. Many of these choices are lateral in cost, meaning homeowners can choose between different styles or finishes without significantly increasing the overall price.

The second option is a fully custom home. In these projects the homeowner can build exactly what they want, assuming they are willing to cover the additional costs involved. Custom homes typically cost more because they require more time and effort in the design and planning stages.

Occasionally I may be aware of land that is available, but in most cases the best way to find property is through a real estate agent or your own research.

Outside of my subdivisions, I typically do not have land available for sale.
